Every fall, the first big atmospheric river rolls in, and within a week we start getting the same calls. A brown ring on the bedroom ceiling. A bubble in the paint under a window. A soft spot on the basement wall nobody noticed until they leaned on it. If you’re dealing with drywall water damage after a BC rainstorm, the first question is always the same: can this be fixed, or does the whole thing have to come out?
The honest answer is that it depends on three things: how wet the drywall got, how long it stayed wet, and whether the water is still getting in. Here’s how we assess it on real jobs across Surrey and the Lower Mainland.
Step One: Stop the Water Before You Touch the Wall
This sounds obvious, but we see it skipped all the time. Someone patches and paints a ceiling stain in November, and by January it’s back, bigger.
Rain damage almost always traces back to the outside of the house. Common culprits:
- Clogged or overflowing gutters dumping water against the siding
- Failed caulking around windows and door frames
- Roof flashing that’s lifted or cracked
- Peeling exterior paint that’s no longer sealing the wood underneath
That last one gets overlooked. Paint is your siding’s first layer of weather protection. Once it cracks and lifts, water works into the trim and sheathing every time it rains. If your exterior hasn’t been repainted in eight to ten years, it’s worth having someone look at it. Our exterior painting work always includes checking caulking and problem spots for exactly this reason.
Fix the source first. Then deal with the wall.
How to Tell If Your Drywall Is Water Damaged
Some damage is obvious. Some hides behind paint for weeks. Look for:
- Yellow or brown stains, often with a darker ring at the edge
- Paint bubbling, blistering, or peeling away from the wall
- Drywall that feels soft or spongy when you press it
- Seams or tape lifting at the joints
- A ceiling that sags, even slightly
- A musty smell in a closed room
Press gently around any stain. If the drywall is firm and only the surface is marked, you’re probably in repair territory. If your thumb sinks in, that section is done.
When Water-Damaged Drywall Can Be Repaired
Drywall is more forgiving than people expect, as long as it was hit with clean rainwater and dried out quickly. Repair usually makes sense when:
- The affected area is small, roughly a few square feet or less
- The board is still firm and holding its shape
- It dried out within 24 to 48 hours
- There’s no mould, smell, or dark spotting
- The insulation behind it isn’t soaked
In these cases, the fix is usually cutting out any weak spots, patching, re-taping seams, sanding smooth, then sealing the area with a stain-blocking primer before painting. That primer step is the one people skip, and it’s why water stains bleed straight through two coats of regular wall paint. Professional drywall repair handles all of it in one visit, so you’re not chasing the patch with three rounds of touch-ups.
When It Has to Be Replaced
We’ll be straight with you: some drywall isn’t worth saving, and trying to save it costs more in the long run. Replace the section if:
- It’s crumbling, soft, or swollen
- A ceiling is sagging. This one is a safety issue, so keep people out of the room
- You can see or smell mould
- Water sat in the wall for more than a couple of days
- The insulation behind it is wet. Wet insulation doesn’t dry properly inside a closed wall
- The water wasn’t clean, like a backed-up drain or flooding from outside
For large areas or anything involving mould or contaminated water, a water restoration company should handle drying and removal first. We come in after that to rebuild, finish, and paint. Anyone who tells you they’ll paint over a mouldy wall is doing you no favours.
Don’t Rush the Drying
BC homes in fall and winter are damp to begin with. Closing up a wall that’s still wet inside traps moisture, and that’s how a small leak turns into a mould problem by spring. Run fans and a dehumidifier, keep the heat on, and leave the area open until it’s truly dry. A contractor with a moisture meter can confirm it in seconds, which beats guessing.
Humidity also affects how paint behaves. We cover this more in our guide to the best time of year to paint in British Columbia. The same rules apply to walls: paint over damp surfaces and it won’t bond properly.
Check Under the Kitchen Sink Too
While you’re inspecting, open the sink base. Rain doesn’t cause it, but slow plumbing leaks often get discovered during the same walkthrough. Swollen particleboard at the cabinet floor is common. If the damage is minor and the boxes are solid, painting the cabinets after a repair can bring the kitchen back without a replacement. If you’re unsure, here’s how to tell if your cabinets are worth painting.
Finish the Job Properly
Once the drywall is repaired, matching paint to the rest of the wall is harder than it sounds. Old paint fades, and a fresh patch on a ten-year-old wall often stands out. Most of the time, the cleanest result comes from repainting the full wall, or the whole ceiling, corner to corner. Our interior painting crews do this right after the repair, so there’s no visible patch line. For homes that took a beating inside and out, a full house painting refresh can be done in one scheduled job.

Frequently Asked Questions
Can water-damaged drywall be repaired?
Yes, if the board is still firm, the water was clean, and it dried within a day or two. Soft, sagging, or mouldy drywall should be replaced.
How long does drywall take to dry after a leak?
Small areas with fans and a dehumidifier often dry in two to four days. Larger or deeper damage can take a week or more. Always confirm with a moisture meter before patching.
Can you paint over water stains on drywall?
Only after the area is completely dry and sealed with a stain-blocking primer. Regular paint won’t hide the stain; it bleeds through within days.
Should I call my insurance company first?
If the damage is significant, yes. Take photos before anything is removed, then check what your policy covers before starting repairs.
